A door handle to adjust, a common area to inspect, or a minor repair to complete in a unit: do you take pride in keeping things well maintained and making sure everything is in good working order? Our client is looking for an experienced live-in building superintendent to oversee 48 residential units across two buildings in Quebec City. As needs arise, you will handle a variety of maintenance tasks and help keep the properties functional, clean, and comfortable for tenants. This part-time position is ideal for someone who is independent, resourceful, and available to respond when maintenance or service needs arise.

Tasks

  • Maintain the overall cleanliness, upkeep, and safety of the residential buildings.
  • Respond to tenant requests and service calls.
  • Perform inspections, minor repairs, and preventive or seasonal maintenance.
  • Ensure building equipment and systems are operating properly, including heating, lighting, and alarm systems.
  • Maintain vacant units and prepare them for incoming tenants.
  • Show available apartments to prospective tenants and complete rental-related documentation.
  • Respond to emergencies, address complaints, and provide the necessary follow-up.
  • Ensure compliance with building rules and regulations.
  • Provide courteous and professional service to tenants.
  • Perform any other related duties based on the needs of the properties.

Job requirements

  • Have access to a vehicle and hold a valid Class 5 driver’s licence to travel between buildings and transport the equipment and materials required for maintenance work.
  • Own the tools required to perform maintenance work and minor repairs.
  • Be willing to live on-site in the building; a 4½ (two-bedroom) apartment is available with parking, electricity, heating, and hot water included.
  • Have experience in residential building maintenance, property maintenance, or general maintenance.
  • Be able to prioritize tasks and respond quickly in emergency situations.
  • Be comfortable performing hands-on maintenance work and minor repairs.
  • Be able to communicate effectively in French, both verbally and in writing.
  • Be physically able to work while standing or crouching and to lift loads as required.
  • Be comfortable using a computer and smartphone.
  • Knowledge of the Tribunal administratif du logement (TAL) is an asset.
