Do you have hands-on experience in real estate development combined with expertise in finance, engineering, or architecture? Are you looking to play a more direct role in investment decisions, broaden your scope of responsibility, and oversee projects from initial analysis through acquisition and development? This opportunity is for you! Our client, a growing Quebec-based company specializing in real estate acquisition and development, is seeking a Director of Real Estate Development and Acquisitions. Reporting directly to the partners, the selected candidate will be responsible for the financial and strategic analysis of opportunities generated by the team. They will coordinate due diligence activities, contribute to financing structures, and provide recommendations to identify projects with the highest potential.

Tasks

  • Analyze acquisition opportunities submitted by the prospecting team and determine which projects should be prioritized.
  • Assess the financial, regulatory, and operational feasibility of residential, multi-unit, and redevelopment projects.
  • Prepare financial models, pro formas, and sensitivity analyses.
  • Calculate internal rates of return (IRR), profitability per unit, projected profits, and key performance indicators.
  • Evaluate acquisition, financing, construction, development, and resale costs.
  • Compare potential strategies, including acquisition, subdivision, development, holding, and disposition.
  • Conduct or coordinate due diligence reviews for land, buildings, and proposed projects.
  • Review zoning requirements, heritage constraints, municipal risks, and development conditions.
  • Prepare financing packages and proposals for lenders and financing partners.
  • Participate in the preparation, evaluation, and negotiation of purchase agreements.
  • Oversee acquisitions through to the closing of the transaction with the notary.
  • Supervise the work of the two team members responsible for prospecting and development, primarily regarding follow-up, quality, and compliance.
  • Coordinate the involvement of brokers, municipalities, notaries, and technical professionals.
  • Present structured analyses, investment recommendations, and exit strategies to the partners.
  • Perform any other related duties to ensure the successful execution of projects.

Job requirements

  • Relevant experience in real estate development, real estate finance, investments, engineering, architecture, or a related field.
  • Experience in financial analysis applied to real estate projects.
  • Ability to evaluate transactions or projects valued at $30 million or more.
  • Strong proficiency in financial modeling, pro formas, and profitability analysis.
  • Knowledge of commercial real estate financing.
  • Understanding of acquisition processes and due diligence practices.
  • Ability to interpret technical, financial, regulatory, and municipal project information.
  • Knowledge of zoning regulations and key municipal approval processes.
  • Familiarity with CMHC financing programs.
  • Advanced proficiency in Excel and strong knowledge of Microsoft Office.
  • Comfortable using project management tools, including Monday.com, Google Workspace applications, and artificial intelligence technologies.
  • CPA designation or experience in accounting and financial control, considered an asset.
  • Experience as a commercial mortgage broker or commercial financing account manager, considered an asset.
  • Engineering or architectural education and/or experience, considered an asset.
  • Experience working with a developer, financial institution, construction company, or real estate development firm, considered an asset.
