Our client is a major player in the multi-residential real estate sector, recognized for its portfolio of over 1,200 units across approximately fifty buildings. Reporting directly to senior management, the Director of Operations plays a strategic role within the organization. This person will be responsible for leading and optimizing all technical activities related to the real estate portfolio, overseeing three key departments: 1. Construction and major projects 2. Repairs and maintenance 3. General building upkeep This position offers the opportunity to directly impact both the current performance and future development of the company.

Tasks

  • Strategy and Operational Management:
  • Develop and implement continuous improvement initiatives across processes, tools, and operational practices.
  • Guide and support the managers of the various technical departments.
  • Actively contribute to the development and execution of strategic directions related to property operations.
  • Construction and Major Projects :
  • Plan and manage large-scale projects, including a future development of over 150 units scheduled for 2027.
  • Oversee stakeholders (professionals, contractors), budgets, schedules, and quality standards.
  • Ensure seamless integration of new projects into the existing portfolio.
  • Repairs and Maintenance :
  • Oversee the technical and operational performance of the 1,200+ unit portfolio.
  • Optimize preventive maintenance processes, operating costs, and tenant satisfaction.
  • Lead and motivate a technical team made up of internal resources and subcontractors.
  • General Building Upkeep :
  • Supervise teams responsible for building cleanliness and presentation.
  • Manage seasonal work (lawn care, snow removal, etc.) and minor common area repairs.
  • Improve operational efficiency in collaboration with external service providers.
  • Perform any other related tasks as required.

Job requirements

  • University degree in construction engineering, civil engineering, operations engineering, architecture, or a related field.
  • A technical diploma in building mechanics is considered an asset.
  • Minimum of 10 years of relevant experience in construction and/or real estate management.
  • In-depth knowledge of regulatory, technical, and human aspects of rental property management.
  • Strong skills in project, budget, and schedule management.
