Our partner, a company established for over 40 years in real estate management, development, and consulting, is seeking an experienced Property Manager to contribute to the operation and optimization of its real estate portfolio, including commercial, institutional, and residential properties. As a Property Manager, you will be involved in both the management and administration of buildings, the coordination of construction projects, and the resolution of day-to-day operational issues. Each file comes with its own context and specificities, making this a dynamic role where your judgment and prioritization skills truly make a difference. This position also exposes you to a wide variety of mandates, in an environment where your responsibilities grow alongside your contribution.

Tasks

  • Managing tenant requests and property operations inquiries.
  • Coordinating maintenance, repair, and construction work while ensuring compliance with applicable standards and regulations.
  • Reviewing operational documents (plans, specifications, contracts, bids) and validating their accuracy.
  • Negotiating and analyzing supplier contracts, managing tendering processes (RFPs), and awarding contracts.
  • Hiring, supervising, and overseeing technicians and subcontractors.
  • Participating in the preparation of operating budgets and capital expenditures (OPEX & CAPEX).
  • Monitoring and approving monthly invoices in alignment with established budgets.
  • Conducting property inspections and ensuring operational follow-up.
  • Contributing to the continuous improvement of property performance and long-term asset sustainability.

Job requirements

  • DEC or Bachelor’s degree in Business Administration, Property Management, Building Assessment, or a related field.
  • Minimum of 5 years’ experience in commercial property management and construction project coordination.
  • Strong knowledge of building maintenance practices, building standards, and applicable building codes.
  • Strong negotiation skills and business acumen.
  • Excellent communication and relationship-building skills with clients, partners, and internal teams.
  • Proficiency in Microsoft Office 365 and property management systems (HOPEM, an asset).
  • Knowledge of budgeting tools OPEX and CAPEX.
  • French fluency (spoken and written). Functional English (approximately 25% of interactions with clients and suppliers).
